Here are important updates and reminders to keep our community running smoothly.
SeeClickFix Update
This program officially launched on March 23rd! SeeClickFix provides residents with a convenient way to report non‑emergency concerns within the community, helping District staff track issues more efficiently and respond as quickly as possible.

Landscape Maintenance and Irrigation Updates
Landscape Endeavors’ crews will resume more typical spring operations throughout Banning Lewis Ranch beginning in early April. Tree wrap and snow stake removal will be completed within the first two weeks of the month and weed control efforts are already underway and will continue throughout the summer.
General landscape maintenance for most of the community will begin the week of April 20th. Depending on weather conditions, additional edging or beautification may take place earlier if needed.
Common area irrigation systems are being inspected and activated to identify and repair issues, with most systems expected to be operational by mid‑April, weather permitting. Aeration for common areas in The Retreat will be scheduled after Easter, with details shared once confirmed.
Residential irrigation startups will follow the normal schedule, beginning around the first week of May/Mother’s Day to avoid potential freeze damage. Residents are encouraged to hand‑water as needed until systems are activated.
Street Parking Reminder:
Per the community guidelines, all residents are required to park in their garage or driveway (if applicable) at all times. Street parking is not permitted.
We understand there may be occasional circumstances where you have guests or need to park on the street temporarily. In those situations, we ask that you please notify us in advance so we can make a note of it and avoid issuing a violation notice.
We have received multiple parking-related complaints and want to ensure that everyone is adhering to the established community guidelines, so the community remains well-maintained and an enjoyable place to live.

Office Hours
District management and community management are continuing office hours this month to create a more accessible and transparent channel for resident engagement. These sessions allow homeowners to meet directly with management, ask questions, share feedback, and learn about ongoing projects and
community initiatives.
Weekly Community Management Office Hours Schedule: Tuesdays at the Ranch House.

Starting this month, District management will be moving to a once-per-month office hours schedule.

Tree Project Reminder for Village #1 Residents:
District No. 2 is collaborating with Heidrich’s Colorado Tree Farm Nursery for the annual tree project again in Spring 2026! Residents can fill out a request form for tree(s) and Timberline Management and Consulting will help to distribute the trees ordered. Residents are responsible for the cost of removal of current tree(s) and installation of new tree(s).

Snow Removal Reminders: Who Clears What?
· City of Colorado Springs: Plows public streets in BLR (outside The Retreat). Visit coloradosprings.gov/snow for details.
· Metro District (via Landscape Endeavors): Clears designated sidewalks, paths, and District-maintained areas. Courts (pickleball/tennis) will be locked during snow events and reopened once surfaces are safe.
· Homeowners: Responsible for areas not serviced by the District, following City requirements.
Helpful Tips: Please park in garages or driveways during storms so crews can work safely and efficiently.
Other Helpful Reminders
Pet Waste:
Please remember to clean up after your pets while enjoying our community. Recently, pet waste has been left in common areas and green spaces, and keeping these areas clean is a shared responsibility. Pet owners are expected to carry waste bags, promptly clean up after their pets, and dispose of waste in designated trash receptacles. Thank you for helping keep our neighborhood clean, healthy, and welcoming for everyone.
Trash Cans:
Trash and recycling bins must be placed away from electrical boxes and any other obstructions on collection days.
· Keeping bins clear of these areas helps ensure:
· Safe access for utility crews and service providers
· Efficient trash and recycling collection
· Protection of neighborhood infrastructure
