Here are important updates and reminders to keep our community running smoothly.
Communication from Timberline:
As part of our duties, we are tasked with routine community inspections. While out on community inspections, we identified several covenant control items that we ask you to attend to. Community standards are in place to help maintain the safety, appearance, and overall value of our neighborhood, and we appreciate everyone’s cooperation in keeping our community looking its best!
The following items were noted during recent inspections:
- Holiday décor- Lights should be removed by January 31st and decor shall be removed within 15 days after the holiday. See ya next year, Santa!
- Parking- Parking in private alleyways and shared driveways is not permitted. Parking incorrectly in these areas can restrict access and create safety concerns for other residents connected to the same driveway/alleyway. Please be a considerate neighbor.
- Trash and recycling toters- Trash totes should be stored in the garage or behind fencing/enclosures.
- Yard equipment- Several yards had items like shipping palettes, yard equipment like wheelbarrows, bicycles, shovels, etc., being stored in front, side or rear yards. These types of items should be stored in a garage or shed, and not in visible view.
- Pet Waste- We observed several residents with either artificial turf in their side yard, or sod in the street tree lawn that had pet waste that had not been collected for a substantial amount of time. Please be courteous and pick up that poop!
We kindly ask homeowners to review these items and make the necessary corrections as soon as possible to remain in compliance with the HOA covenants.

Landscape Maintenance Updates
The rest of the month for maintenance will consist of continuous ornamental grass cutbacks/select perennial shrub pruning throughout all common and necessary residential areas.
By March, the team will likely be beginning tree wrap removal.
Daily site policing will continue throughout.
Office Hours
District management and community management are continuing weekly office hours this month to create a more accessible and transparent channel for resident engagement. These sessions allow homeowners to meet directly with management, ask questions, share feedback, and learn about ongoing projects and community initiatives. The intent is to strengthen communication, provide clarity on operations, and ensure residents have a convenient opportunity to voice concerns or suggestions in person.

Snow Removal Reminders
Who Clears What?
- City of Colorado Springs: Plows public streets in BLR (outside The Retreat). Visit coloradosprings.gov/snow for details.
- Metro District (via Landscape Endeavors): Clears designated sidewalks, paths, and District-maintained areas. Courts (pickleball/tennis) will be locked during snow events and reopened once surfaces are safe.
- Homeowners: Responsible for areas not serviced by the District, following City requirements.
Helpful Tips: Please park in garages or driveways during storms so crews can work safely and efficiently.
Other Helpful Reminders
Trash Cans: Keep cans off the curb on non-service days to maintain curb appeal.
Parking: Auto courts and trailers are not for long-term parking or storage. Towing enforcement is active on District-maintained streets.
E-scooters/bikes: One of our biggest priorities is the safety of our residents. When using e-scooters and/or bikes, please:
- Yield to pedestrians on sidewalks
- Use extra caution at street crossings
- Stay aware of your surroundings
- Ride in designated lanes when available
- Park responsibly!
