Happy New Year, BLR Residents!
As we kick off 2026, here are important updates and reminders to keep our community running smoothly.
Covenant Enforcement Team Update
The District No. 1 Board elected to terminate their contract with RowCal and chose Timberline District Consulting, who will be starting effective January 10th. We ask that residents allow Timberline time to get items transitioned. Be on the lookout for more information in February regarding this service change.
District Management Office Hours
The District is introducing weekly office hours to create a more accessible and transparent channel for resident engagement. These sessions allow homeowners to meet directly with District management, ask questions, share feedback, and learn about ongoing projects and community initiatives. The intent is to strengthen communication, provide clarity on operations, and ensure residents have a convenient opportunity to voice concerns or suggestions in person.
Weekly Office Hours Schedule: Thursdays at the Ranch House.

Seasonal & Helpful Reminders
Holiday Lighting: Please remove holiday lights within 15 days after the holiday to avoid compliance notices.
Trash Cans: Keep cans off non-service days to maintain curb appeal.
Parking: Auto courts are not for long-term parking; towing enforcement is active on District-maintained streets.
GoCOS!: GoCOS! is the City of Colorado Springs’ online and mobile platform for reporting non-emergency issues like potholes, streetlight outages, or graffiti. Residents of Banning Lewis Ranch can use the GoCOS! app or website (click here for link) to submit a service request, upload photos, and track the status of their report directly with the city. Notable issues to make use of this app within Banning Lewis boundaries include (but are not necessarily limited to):
- Potholes
- Streetlight outages or malfunctioning street lights
- Broken sidewalks or curbs
- Non-emergency police matters
Snow Removal Reminders
Who Clears What?
- City of Colorado Springs: Plows public streets in BLR (outside The Retreat). Visit coloradosprings.gov/snow for details.
- Metro District (via Landscape Endeavors): Clears designated sidewalks, paths, and District-maintained areas. Courts (pickleball/tennis) will be locked during snow events and reopened once surfaces are safe.
- Homeowners: Responsible for areas not serviced by the District, following City requirements.
Helpful Tips: Please park in garages or driveways during storms so crews can work safely and efficiently.
Upcoming Projects for 2026
The District has several initiatives planned to enhance community living:
- Infrastructure & Amenities: Continued investment in fencing repairs, roofing inspections, and seal coating at Vista Park. Pool pump and HVAC upgrades at Ranch House, plus splash pad electrical improvements.
- Landscape Enhancements: Tree replacements, sod repair, and irrigation fixes across common areas.
- Community Engagement: Expanded events and services to foster resident involvement.
Looking Ahead
Fee Adjustments: A modest $5.34/month increase begins in 2026 to sustain service levels and address inflationary costs.
Resident Engagement: Setup and rollout for SeeClickFix, a new service-request portal for easier reporting and tracking of issues, begins next week. Please watch for upcoming updates on how to engage with and maximize this new exciting community resource!
