Banning Lewis Ranch Community Newsletter – July 10, 2026

Here are important updates and reminders to keep our community running smoothly.

Landscape and Grounds Maintenance Updates

Landscape maintenance activities continue throughout the community, including weekly maintenance visits and daily site policing to keep common areas looking their best.

Integrated Lawncare is wrapping up a comprehensive round of fertilization and liquid aeration for all residential and common areas, along with a broadleaf weed control application in native landscape areas.

Beginning this week, maintenance crews will start selective pruning of shrubs and trees throughout the community as part of the regular maintenance schedule (excluding District 5).

Tree replacement efforts in both residential and common areas have been ongoing throughout the month and will continue through July. In addition, replacement of plant material and sod in identified areas is scheduled to begin later this month.

The District No. 1 Board will be reviewing proposals for native seeding of select areas at this month's Board meeting. Upon approval, those improvements will be scheduled to begin shortly thereafter.

Community Management Update - Common Covenant Control Items

As covenant inspections continue throughout the community, please keep the following common items in mind:

  • Weeds: Properties must be maintained in a neat and attractive condition. Please regularly remove and manage weeds throughout your yard and landscape beds.
  • Exterior Maintenance: Home exteriors should be properly maintained, including paint on railings, front support beams, shutters, trim, and other exterior features. Faded, peeling, or damaged paint should be repaired as needed.
  • Trash Containers: Trash and recycling containers must be stored inside your garage or behind a fence when it is not your designated collection day.

Office Hours

Community management is continuing office hours this month to create a more accessible and transparent channel for resident engagement. These sessions allow homeowners to meet directly with management, ask questions, share feedback, and learn about ongoing projects and community initiatives. The intent is to strengthen communication, provide clarity on operations, and ensure residents have a convenient opportunity to voice concerns or suggestions in person.

E-Bikes/Scooters/Motorcycles Reminder

The District has received a number of inquiries and complaints regarding the use of e-bikes and motorbikes in and around the Banning Lewis Ranch community.  Please be aware that the District does not have police enforcement powers; however, as a community steward, the District and District management strongly encourage all e-bike and motorbike users to obey all traffic rules and regulations, and to operate the vehicles in a safe and prudent manner throughout the Banning Lewis Ranch community.  Riders should avoid traveling across parks and open space and should not interfere with pedestrians on trails and sidewalks.  Riders operating the vehicles recklessly or negligently may be held responsible for any damages or injuries they cause.

What This Means for You

There will be no changes to the service you currently receive:

  • Your service remains the same – your contract, pricing, and service levels are unchanged.
  • Familiar faces – you will continue to see the same local team and drivers you know and trust.
  • Same contact information – you can still use the same phone number for service and support.

In addition, this partnership enhances support by expanding access to Waste Management’s extensive service network, while maintaining direct access to the HBS leadership and support team you rely on.

Trash Cans:

Trash and recycling bins must be placed away from electrical boxes and any other obstructions on collection days. 

  • Keeping bins clear of these areas helps ensure:
  • Safe access for utility crews and service providers
  • Efficient trash and recycling collection
  • Protection of neighborhood infrastructure

Pet Waste:

Please remember to clean up after your pets while enjoying our community. Recently, pet waste has been left in common areas and green spaces, and keeping these areas clean is a shared responsibility. Pet owners are expected to carry waste bags, promptly clean up after their pets, and dispose of waste in designated trash receptacles. Thank you for helping keep our neighborhood clean, healthy, and welcoming for everyone.
