Here are important updates and reminders to keep our community running smoothly.

HBS & Waste Management Partnership Update

HBS has officially partnered with Waste Management (WM), the leading service provider in the Front Range. This collaboration brings together HBS’s trusted local residential service with WM’s industry-leading resources, including a state-of-the-art, environmentally friendly fleet, advanced recycling technology, and premier disposal infrastructure.

What This Means for You

There will be no changes to the service you currently receive:

  • Your service remains the same – your contract, pricing, and service levels are unchanged.
  • Familiar faces – you will continue to see the same local team and drivers you know and trust.
  • Same contact information – you can still use the same phone number for service and support.

In addition, this partnership enhances support by expanding access to Waste Management’s extensive service network, while maintaining direct access to the HBS leadership and support team you rely on.

Further updates will be provided on any service changes.

Landscape Maintenance and Irrigation Updates

Integrated Lawncare will return in mid-June for an additional round of turf fertilization, liquid aeration, and post-emergent treatment in native areas. This work will take place throughout both residential and common areas, with specific dates to be shared in advance.

Weekly maintenance operations are now fully underway, and the additional crew supporting native beauty banding along fence lines continues on a bi-weekly schedule.

The first full round of native mowing is on track to be completed by mid-June, including the second contractual mowing along Dublin. Annual flower installations at the Village 1 clubhouse have been completed, and enhancement projects at Vista Water Park and along Vista del Pico are nearing completion.

Residential irrigation turn-ons and repairs are still in progress, with the majority of homes already serviced. Tree and plant material replacement efforts are underway and scheduled to begin this month.

Landscape Endeavors is planning for significant turf replacement throughout the community this summer due to winter damage and turf mite activity, particularly in residential yards. They are actively working to accelerate these replacements in response to resident feedback.

Covenant Enforcement Conduct Reminder

Timberline Management & Consulting is actively conducting covenant enforcement inspections throughout the community. If you see our inspector in the neighborhood, we kindly ask that you treat her with courtesy and respect as she performs her duties on behalf of the District.

Please refrain from following, confronting, yelling at, or photographing our inspector while she is conducting community inspections. These inspections are an important part of maintaining community standards and helping ensure that homes and properties throughout the neighborhood remain neat, attractive, and in compliance with the governing documents.

Message Regarding E-Bikes/Scooters/Motorcycles

The District has received a number of inquiries and complaints regarding the use of e-bikes and motorbikes in and around the Banning Lewis Ranch community.  Please be aware that the District does not have police enforcement powers; however, as a community steward, the District and District management strongly encourage all e-bike and motorbike users to obey all traffic rules and regulations, and to operate the vehicles in a safe and prudent manner throughout the Banning Lewis Ranch community.  Riders should avoid traveling across parks and open space and should not interfer with pedestrians on trails and sidewalks.  Riders operating the vehicles recklessly or negligently may be held responsible for any damages or injuries they cause.

Office Hours

District management and community management are continuing office hours this month to create a more accessible and transparent channel for resident engagement. These sessions allow homeowners to meet directly with management, ask questions, share feedback, and learn about ongoing projects and community initiatives. The intent is to strengthen communication, provide clarity on operations, and ensure residents have a convenient opportunity to voice concerns or suggestions in person.

Tree Project Reminder for Village #1 Residents:

 District No. 2 is collaborating with Heidrich’s Colorado Tree Farm Nursery for the annual tree project again in Spring 2026! Residents can fill out a request form for tree(s) and Timberline Management and Consulting will help to distribute the trees ordered. Residents are responsible for the cost of removal of current tree(s) and installation of new tree(s).

Trash Cans:

Trash and recycling bins must be placed away from electrical boxes and any other obstructions on collection days. 

  • Keeping bins clear of these areas helps ensure:
  • Safe access for utility crews and service providers
  • Efficient trash and recycling collection
  • Protection of neighborhood infrastructure

Pet Waste:

Please remember to clean up after your pets while enjoying our community. Recently, pet waste has been left in common areas and green spaces, and keeping these areas clean is a shared responsibility. Pet owners are expected to carry waste bags, promptly clean up after their pets, and dispose of waste in designated trash receptacles. Thank you for helping keep our neighborhood clean, healthy, and welcoming for everyone.
