Here are important updates and reminders to keep our community running smoothly.
Landscape Maintenance and Irrigation Updates
Weekly property-wide maintenance activities are currently underway (weather permitting). Beginning in mid-May, residents can expect to see native beauty banding installation along sidewalks and fence lines, enhancing the overall appearance of the community.
Residential irrigation system startups are anticipated to begin at the end of this week once winter conditions subside, with common area irrigation activation to follow as temperatures stabilize. Daily site policing continues to ensure the community remains well-maintained.
Additional enhancements are in progress throughout the property, including improvements beyond standard tree, plant, and turf replacements. Tree replacement efforts will begin in common areas first, followed by residential areas once irrigation systems are fully operational toward the end of the month.
Early-season weed control remains a key focus to support healthy landscaping across the community.
Design Review Applications Reminder
As a reminder, all exterior modifications to your home must be submitted to the Design Review Committee and approved prior to the project commencing.
Examples of projects requiring approval include, but are not limited to:
- Landscaping
- Exterior painting
- Patios
- Pergolas
- Trash enclosures
- Fencing
- Concrete work
- Other exterior improvements or modifications
Design Review Applications are processed in the order received and may take up to 60 days for review and decision. Please plan accordingly when scheduling any future exterior projects for your home.

Office Hours
District management and community management are continuing office hours this month to create a more accessible and transparent channel for resident engagement. These sessions allow homeowners to meet directly with management, ask questions, share feedback, and learn about ongoing projects and community initiatives. The intent is to strengthen communication, provide clarity on operations, and ensure residents have a convenient opportunity to voice concerns or suggestions in person.

SeeClickFix Update
This program officially launched on March 23rd! SeeClickFix provides residents with a convenient way to report non‑emergency concerns within the community, helping District staff track issues more efficiently and respond as quickly as possible.

Snow Removal Reminders: Who Clears What?
- City of Colorado Springs: Plows public streets in BLR (outside The Retreat). Visit coloradosprings.gov/snow for details.
- Metro District (via Landscape Endeavors): Clears designated sidewalks, paths, and District-maintained areas. Courts (pickleball/tennis) will be locked during snow events and reopened once surfaces are safe.
- Homeowners: Responsible for areas not serviced by the District, following City requirements.
Helpful Tips: Please park in garages or driveways during storms so crews can work safely and efficiently.
Tree Project Reminder for Village #1 Residents:
District No. 2 is collaborating with Heidrich’s Colorado Tree Farm Nursery for the annual tree project again in Spring 2026! Residents can fill out a request form for tree(s) and Timberline Management and Consulting will help to distribute the trees ordered. Residents are responsible for the cost of removal of current tree(s) and installation of new tree(s).

Other Helpful Reminders
Trash Cans:
Trash and recycling bins must be placed away from electrical boxes and any other obstructions on collection days.
- Keeping bins clear of these areas helps ensure:
- Safe access for utility crews and service providers
- Efficient trash and recycling collection
- Protection of neighborhood infrastructure
Pet Waste:
Please remember to clean up after your pets while enjoying our community. Recently, pet waste has been left in common areas and green spaces, and keeping these areas clean is a shared responsibility. Pet owners are expected to carry waste bags, promptly clean up after their pets, and dispose of waste in designated trash receptacles. Thank you for helping keep our neighborhood clean, healthy, and welcoming for everyone.
