Banning Lewis Ranch Community Newsletter – November 6, 2026
Here are important updates and reminders to keep our community running smoothly.
Carriages, Bungalows, & Retreat Residents: Irrigation Shut Off Reminder
Carriages, Bungalows, & Retreat Residents,
As colder temperatures and winter weather approach, please make sure your home is prepared for the season.
Irrigation Shut-Off – Action Required
If your irrigation shut off has not yet been completed, please contact BLR@LandscapeEndeavors.com to coordinate completion as soon as possible.
Please do not assume your irrigation system has already been shut off. It is the homeowner’s responsibility to ensure the irrigation shut off is completed. Failure to coordinate and complete the shut-off may leave the homeowner responsible for issues resulting from the system not being properly winterized.
Thank you for taking the necessary steps to prepare your home for colder weather.
Landscape and Winter Preparation Updates
As we prepare the community for the winter season, crews will be completing the following work throughout the property:
Tree Wrapping: Tree wrapping is underway and will continue through the week of November 9th.
Irrigation Winterization: Irrigation shutdowns and winterization will continue throughout common areas.
Snow Staking: Crews will continue installing snow stakes throughout the property in preparation for winter weather.
Fall Cleanup: Beginning November 16, crews will start fall cleanup activities, including seasonal cutbacks of perennial plantings.
Snow Removal Preparation: Snow removal equipment is being staged on-site to ensure crews are prepared for upcoming snow events.
Thank you for your patience as these seasonal maintenance activities are completed throughout the community.
Covenant Control Reminders from your Community Management Team at Timberline
Trash/Recycle Cans:
Must be stored in the garage or screened from view of street, common areas and adjacent neighboring properties, behind the fence. Trash and Recycle cans are permitted to be on the street the day before and the day of pickup. All cans must be removed on the day of pickup and stored as designated above. Storage in rear or side yards behind fencing is permitted.
Unsightly Items:
All weeds, rubbish, debris, or unsightly materials or objects of any kind must be regularly removed from the Residential Site and must not accumulate there.
If you have any questions or concerns regarding Covenant Enforcement, please reach out to our team at blr@timberline-co.com.
Snow Removal Information
Colorado weather can change quickly, and winter conditions may impact roads, sidewalks, and other areas throughout the community. Residents are encouraged to familiarize themselves with the District’s snow removal information and responsibilities before the first major snowfall.
For more information on snow removal throughout Banning Lewis Ranch, please visit the Snow Removal Information page on the website.
Who Clears What?
- City of Colorado Springs: Plows public streets in BLR (outside The Retreat). Visit coloradosprings.gov/snow for details.
- Metro District (via Landscape Endeavors): Clears designated sidewalks, paths, and District-maintained areas. Courts (pickleball/tennis) will be locked during snow events and reopened once surfaces are safe.
- Homeowners: Responsible for areas not serviced by the District, following City requirements.
Helpful Tips: Please park in garages or driveways during storms so crews can work safely and efficiently.
Thank you for helping keep Banning Lewis Ranch prepared for the winter season.
Trash Service
Please place trash and recycling bins at least six feet apart from one another to allow collection trucks adequate space for service.
American Dream Residents: Please place your trash and recycling containers at the street curb prior to collection day rather than leaving them on your driveways. When containers are left on the driveway, collection vehicles need to pull further onto the driveway to reach them, increasing the risk of damage to driveway surfaces due to the substantial weight of the trucks.
Other Reminders:
Bins with yellow tops are for recycling only.
Trash and recycling bins must be placed away from electrical boxes and any other obstructions on collection days.
Keeping bins clear of these areas helps ensure:
- Safe access for utility crews and service providers
- Efficient trash and recycling collection
- Protection of neighborhood infrastructure

Please note that the community management office hours are now held from 11:00 a.m. – 1:00 p.m. each week.
Upcoming Community Management Sessions:
