Banning Lewis Ranch Community Newsletter – October 2, 2026

Here are important updates and reminders to keep our community running smoothly.

Landscape and Grounds Maintenance Updates

As we transition into the fall season, several landscape maintenance activities will be taking place throughout the community:

Residential Irrigation Winterization: Irrigation shutdowns will begin on October 12th and continue over the course of several weeks as technicians work through the community. Residents will receive reminders to shut off the irrigation water line inside their homes to help facilitate the winterization process.

Turf Winterization Treatment: A final turf winterization application will be completed by Integrated Lawncare (date to be determined). This treatment does not require watering from residential irrigation systems.

Final Mowing Services: The last scheduled weekly mowing for most areas of the community will begin the week of October 26th. For The Retreat, the final mowing cycle will occur during the week of October 19th.

Native Area Maintenance: A third and final mowing of all native landscape areas will be completed by the end of October. This work will also include a final edging of the property.

Tree Wrapping: Seasonal tree wrapping of applicable deciduous trees will begin during the last week of October to help protect them through the winter months.

Snow Preparation: Snow stakes will be installed in designated areas during the last week of October to assist with safe and effective snow removal operations throughout the season.

Community Management Reminders

Holiday Lighting and Decorations:

Residents may install and display holiday lighting without DRC approval from October 15 through January 31. Holiday decorations may be displayed up to 30 days before a holiday and must be removed within 15 days after, with a maximum display period of 45 days total.

Weeds and Property Upkeep:

As we move into the fall season, residents are reminded to continue maintaining their properties. All weeds, rubbish, debris, and other unsightly materials should be regularly removed and not allowed to accumulate on residential lots. Consistent upkeep helps keep our community attractive and well maintained for everyone.

Trash Service

Please place trash and recycling bins at least 6 feet apart from one another to allow collection trucks adequate space for service.

American Dream Residents: Please place your trash and recycling containers at the street curb prior to collection day rather than leaving them on your driveways. When containers are left on the driveway, collection vehicles need to pull further onto the driveway to reach them, increasing the risk of damage to driveway surfaces due to the substantial weight of the trucks.

Waste Management encourages all residents to create a myWM online account to access important service information, manage their account, receive notifications, and take advantage of available customer tools such as missed service and bin replacement requests.

Other reminders:

Trash and recycling bins must be placed away from electrical boxes and any other obstructions on collection days. 

Keeping bins clear of these areas helps ensure:

  • Safe access for utility crews and service providers
  • Efficient trash and recycling collection
  • Protection of neighborhood infrastructure

Community Management Office Hours

Community management is continuing office hours this month to create a more accessible and transparent channel for resident engagement. These sessions allow homeowners to meet directly with management, ask questions, share feedback, and learn about ongoing projects and community initiatives. The intent is to strengthen communication, provide clarity on operations, and ensure residents have a convenient opportunity to voice concerns or suggestions in person.

Please note that the community management office hours will be now held from 11:00 a.m. – 1:00 p.m. each week.

  • October 6th from 2:00 – 4:00 p.m. – CANCELLED
  • October 13th from 11:00 a.m. – 1:00 p.m.
  • October 20th from 11:00 a.m. – 1:00 p.m.
  • October 27th from 11:00 a.m. – 1:00 p.m.
  • November 3rd from 11:00 a.m. – 1:00 p.m.

E-Bikes/Scooters/Motorcycles Reminder

The District has received a number of inquiries and complaints regarding the use of e-bikes and motorbikes in and around the Banning Lewis Ranch community.  Please be aware that the District does not have police enforcement powers; however, as a community steward, the District and District management strongly encourage all e-bike and motorbike users to obey all traffic rules and regulations, and to operate the vehicles in a safe and prudent manner throughout the Banning Lewis Ranch community.  Riders should avoid traveling across parks and open space and should not interfere with pedestrians on trails and sidewalks.  Riders operating the vehicles recklessly or negligently may be held responsible for any damages or injuries they cause.

Pet Waste: Please remember to clean up after your pets while enjoying our community. Recently, pet waste has been left in common areas and green spaces, and keeping these areas clean is a shared responsibility. Pet owners are expected to carry waste bags, promptly clean up after their pets, and dispose of waste in designated trash receptacles. Thank you for helping keep our neighborhood clean, healthy, and welcoming for everyone.
