As we head into snow season and finish the year, here are quick updates and reminders from District management.

Snow Season Update + FAQ

Snow Operations: Crews completed the first event this week; because the storm built up during the day (not overnight), teams staggered service to keep evening commutes safe. Thank you for your patience.

Who Clears What?

·         City of Colorado Springs plows public streets in BLR (outside The Retreat). See the City’s snow plan for details by visiting https://coloradosprings.gov/snow.

·         Metro District (via Landscape Endeavors) clears designated sidewalks/paths and District-maintained areas; Pickleball and tennis courts are locked during snow events and reopened after surfaces are cleared.

·         Homeowners are responsible for areas not serviced by the District, following City requirements.

Helpful Tips: Please park in garages/driveways when possible during storms so crews can work safely and efficiently.

Fee Update: What’s Changing and Why

District planning materials reflect modest, phased operating fee adjustments to sustain service levels and address inflationary costs across landscaping, facility maintenance, and district administration:

·         A $5.34/month increase was approved in 2026 for District No. 2, No. 3, No. 3 (Carriage Homes), No. 4, No. 4 (Carriage Homes and Bungalows), No. 4 (Duets), No. 8, No. 8 (Carriage Homes), and No. 8 (Ascent). This increase is focused on sustaining operations and resident services and is the first increase in the community in several years.

Final decisions are made at public Board meetings and communicated on the District website.

SeeClickFix - COMING SOON!

We’re preparing to launch SeeClickFix, a resident service-request portal with a mobile app. Once live, you’ll be able to submit issues (e.g., snow/ice concerns, landscape items) from your phone and track resolution. We’ll publish the official BLR link when the portal goes live. More to come!

District Office Hours – COMING SOON!

The District Management team will be hosting office hours in the Ranch House (final schedule TBD) beginning in January, 2026, to engage with residents to answer questions about District operations, facilities, and increase engagement and transparency with the community.

District Facilities – YMCA

o    The YMCA continues to deliver programs and manage Ranch House fitness areas and use of the Vista Park Pavilion. Recent quarterly reports showed strong facility usage and expanding youth/teen programs (pickleball, tennis, enrichment).

RFID Gate Stickers (Retreat Only)

RFID gate stickers are for residents in gated areas—this applies to The Retreat. If you don’t live in a gated neighborhood, no RFID is required. Ongoing distribution to households that have requested and paid for additional stickers is continuing. Initial distribution has been underway. All questions should be directed to District Management regarding this process.

RowCal Age‑Verification Audit (Retreat Only)

As an age‑restricted community, The Retreat must verify compliance at least every two years (HUD requires ≥80% of households be 55+). RowCal coordinates the process and will send forms by mail during audit windows; accepted proofs include driver’s license, passport, or other official documents showing birth date. Please watch for RowCal mailers and respond by the stated deadline. Please note: if you recently received an age audit form request and you are not a District No. 5 (Retreat) household, RowCal sent out this mailing in error and you can disregard. Response is only required from District No. 5 residents.
