Dear Retreat Residents,

The Banning Lewis Ranch Metropolitan District will be completing asphalt and street maintenance improvements throughout the community beginning July 23, 2026, with work anticipated to continue through July 31, 2026, weather permitting. Work is anticipated to commence between 8:00 a.m. - 5:00 p.m.

As outlined in the phasing map below, work will be completed in sections throughout the community. Each phase is expected to take approximately one day to complete. Residents are asked to remove all vehicles from the street within their designated phase for the duration of the work to ensure crews can safely and efficiently complete the improvements.

What Work Will Be Performed? 

The project will include several pavement maintenance activities designed to improve roadway conditions and extend the life of the asphalt, including:

• Milling of existing asphalt surfaces as needed
• Placement of new asphalt pavement
• Crack sealing to help prevent water intrusion and pavement deterioration
• Final site clean-up and roadway restoration
